Field report

How the site changed

From the initial site condition to a clean handoff for the next phase.

Before work

Starting point

The unit held fixed booths, a service counter, tile, kitchen equipment and a large exhaust system. Grease-laden materials and multiple service connections made the scope heavier and more coordinated than a typical retail removal.

On site

Work completed

Equipment and utilities were made safe before the hood, counter and kitchen fixtures came out. Dining millwork, partitions, ceiling and floor finishes were removed in sequence, with metal separated and capped service points kept accessible.

Clean handoff

Result

The former dining and kitchen areas became one clear commercial shell with a swept slab. Removing the heavy specialty equipment and finishes gave the landlord a neutral space suitable for a broader range of future tenants.

Local planning notes

Scope first

Commercial strip-outs require a written make-good scope plus building rules for loading, elevators, noise and common areas. Base-building systems and neighbouring tenants must stay protected while fixtures and finishes are removed in scheduled loads.

Local conditions

Richmond Hill projects often combine mature landscaping with narrow residential access. Equipment size, debris staging and the surfaces that must remain should be established at the quote stage, along with any municipal requirements that apply to the property.

Permit and approval requirements depend on the property and scope. Confirm them with the appropriate municipality or project professional before work begins.
